Overview
We are seeking a Residential Property Manager to oversee the performance of a third-party property management provider and/or directly manage multi-tenant residential properties internally, depending on the asset and operational needs. The role acts as the primary liaison between ownership and operations, ensuring properties are well-managed, financially sound, compliant, and deliver a high-quality resident experience.
Key Responsibilities:
- Third-Party Oversight & Property Operations
- Act as the primary point of contact for the third-party provider, setting expectations and monitoring performance against service standards;
- Conduct regular site inspections and performance reviews; address gaps and drive continuous improvement;
- Monitor that building operations, including cleanliness and overall asset condition, meet ownership standards and requirements;
- Oversee the execution of preventive maintenance programs, ensuring schedules are in place and work is completed in a timely manner;
- Ensure accurate equipment records, maintenance logs, and operational documentation;
- Directly manage properties and on-site operations where needed.
- Leasing & Tenant Relations
- Monitor service responsiveness, communication quality, and overall delivery from the third-party team;
- Track resident feedback and satisfaction trends, ensuring insights are used to enhance service levels and retention;
- Manage leasing activities, including marketing, unit showings, and applicant screening;
- Oversee lease administration, renewals, rent increases, and enforcement of lease terms.
- Financial Oversight, Risk & Compliance
- Review budgets, forecasts, and operating expenses to ensure alignment with financial objectives;
- Oversee incident reporting and follow-up, ensuring documentation is completed accurately and in a timely manner;
- Ensure recommendations from insurers or regulatory bodies are implemented within required timelines.
What you bring:
- 5-10 years of experience in residential property management;
- Strong understanding of residential building operations, maintenance practices, and service delivery models;
- Strong attention to detail with a proactive and hands-on approach;
- Full bilingualism, spoken and written (French and English).
